Miami - Oceanfront
and Intercoastal
Neighborhoods 
These
cities sit on a
strip of land with
the Atlantic Ocean
on one side and
the Intercoastal
Waterway or Biscayne
Bay on the other.
In essence, the
beach cities are
a chain of islands
running down the
coast of Southern
Florida. Starting
from the north end
of Dade county and
moving south we
have:
Golden
Beach
- mostly mansion-style
residential homes
and townhomes. No
high rise buildings
allowed.
Sunny
Isles Beach
- mixture of homes
and condos. Many
new luxury condos
have been built
and there is speculation
that this is the
new "hot spot"
of North Dade County.
Bal Harbour
- mostly ultra-luxury
condos, and home
of the Bal Harbour
shops, Miami's answer
to Rodeo Drive.
Surfside
- a quiet, oceanfront
community made up
of houses and condos.
North
Beach "NOBE"
- a long stretch
of beach communities
with an even mixture
of houses and condos
that are moderately
priced. Some say
that the real estate
values are undervalued
and may see a sharp
increase in the
future.
Millionaire's
Row
- this neighborhood
have quickly become
some of the hottest
real estate in Miami.
The corridor north
of South Beach has
been lauded by many
as Miami Beach's
new real estate
mecca and frontier.
As just about every
parcel of land in
South Beach has
been built out,
developers are investing
hundreds of millions
of dollars into
the glamourization
of Millionaire's
Row.
South
Beach
- world-famous and
as exciting as ever.
Features some of
the most expensive
condo real estate
in Miami, but offers
a vibrant lifestyle.
Also features an
large number of
historic art deco
buildings, many
of which have been
renovated and put
up for sale. Within
South Beach there
are many distinct
areas, each with
its own charm: Lincoln
Road, Venetian Isles,
West Avenue, Park.
South
of Fifth "SOFI"
- The south pointe
of South Beach (SOFI)
conjures up images
of high fashion
and sophisticated
nightlife. The Sofi
District, a secluded
oasis of luxury
waterfront condos
with exquisite Penthouses,
Lofts in different
boutique buildings
that offers a soothing
and luxury loft
living retreat while
still in the heart
of South Beach.
 
Miami
- Mainland
and Bayfront
Neighborhoods
These
cities sit on the mainland and stretch from
the shores of Biscayne Bay inland to the
Florida Everglades. The list below shows
mostly Bayfront cities. Starting from the
north end of Dade county and moving south
we have:
Aventura
- an oasis of homes,
luxury high-rise
condominiums and
large townhomes
wrapped around the
exclusive Turnberry
County Club and
golf course. Also
home to the elegant
Aventura Mall.
Sans
Souci
- a community of
bayfront condos
and homes directly
across the causeway
from Bal Harbour.
Miami
Shores
- mostly residential
homes set in beautifully-manicured
neighborhoods on
both sides of Biscayne
Blvd. This is one
of my favorite neighborhoods
in northern Dade
County.
Morningside - mostly
single family homes
in gated communities
on the East side
of Biscayne Blvd.
North
Bay Village -
Enjoy the delights
of waterfront dining
with a variety of
cuisines. Lapped
by the calm waters
of Biscayne Bay,
North Bay Village
offers a small-town
atmosphere away
from the mainland
bustle across the
causeways.
Upper
East Side
- mostly single
family homes in
gated communities
on the East side
of Biscayne Blvd.
including Morningside
which is an officially
designated historic
neighborhood in
an older part of
Miami, Florida.
Built in the 1920's
as "Bay Shore"
it prospered in
the mid 20th century,
and fell on hard
times along with
most of Miami's
other inner city
neighborhoods in
the 60's and 70's.
More recently Morningside
was one of the first
historic areas in
central Miami to
experience gentrification
with an influx of
affluent residents.
It has now been
fully restored.Morningside
is adjacent to Bay
Point Estates, another
more affluent, but
less historic residential
enclave in urban
Miami.
Wynwood/Edgewater
-
is a diverse mix
of high-rise condos,
industrial chic
lofts, high, middle
and low income families
and old fashioned
community festivals.
The neighborhood,
including its thriving
Puerto Rican and
Latin American communities,
offers a cultural
and commercial cross
section of contemporary
life in Miami today.
Midtown
- The
Midtown Arts District
is the neighborhood
just north of downtown
Miami along Biscayne
Boulevard. It is
bounded by Biscayne
Bay on the east
and the Design District
on the north. This
neighborhood is
undergoing a major
renaissance and
explosive redevelopment.
The change is being
driven by the growing
desire of people
to leave the monotony
of the suburbs (and
the long commutes)
and live in a vital,
stimulating urban
environment filled
with interesting
restaurants, live
music venues, art
galleries and walkable
streets.
Downtown
- pulsates with
activity as commercial,
cultural and leisure
pursuits come together.
Innovative Downtown
Miami skyscrapers
compete for your
attention, while
historic shopping
arcades and storefronts
packed with merchandise
evoke Miami’s
origins as a trading
town. Downtown Miami
department stores
and emporiums offer
big city shopping
with a cosmopolitan
flair.
Brickell
Key
- this is a small
island (key) in
the downtown of
Miami and connected
by a very short
bridge. Mostly luxury
condos and also
the home of the
Mandarin Oriental
Hotel.
Brickell
- The financial
district with urban
living at its best,
with a mixture of
lofts, bay front
luxury condos and
single family homes.
Brickells diversity
inspires dining
delights in a variety
of culinary styles.
Miami
River Walk -
loft-style condos
and trendy shops
and restaurants
are appearing along
the Miami river,
and some are speculating
that this may become
as popular as San
Antonio's Riverwalk.
Coconut
Grove
- a trendy bayfront
community offering
a mixture of high
rise condos and
single family homes.
Coral
Gables
- if Miami were
to have a "Beverly
Hills" this
would be it. Mostly
mansion-style residential
homes and townhomes.
Very few rise buildings
allowed
